The Mobile World Congress 2009 will take place in Barcelona next week (Feb 16-19), under the big cloud of uncertainty that the current economic downturn presents to the mobile industry. Reports are saying that the event organizers expect a 15% decline in the number of visitors, compared to the 54,000 who visited in 2008. Many mobile companies are also reducing their presence in the event, in light of the shrinking marketing budgets.
Perhaps another sign of the times is the number of high profile keynote speakers, as if to show that the mobile giants are doing their best to push business forward. A few names on the speaker-list are:

Getting Started: Buying a Business in Spain
When buying a business in Spain, the property holding this business will either be freehold or leasehold. This is called tenure. There are advantages and disadvantages to both. Get financial and legal advice on tenure issues. In certain cities (such as Madrid and Barcelona), you will rarely find freehold business premises. And in locations such as the Costa del Sol you will find quite a few freehold premises.
Freehold businesses
As a business broker providing invaluable consulting services to his clients, Gregor Schellhammer (manager of Crystal Consulting Spain SL) advises that buying freehold means you acquire ownership of the land and building forever, and are able to do with it as you wish (subject to the law obviously). As specialists in bars, restaurants, nightclubs and hotels, we at Crystal Consulting Spain SL get many enquiries from people who wish to buy a business, yet who are unfamiliar with the advantages and disadvantages of the two types of tenure. Many buyers resolutely set their sights on purchasing a freehold, yet because of their limited capital (and restricted market conditions) are unable to find anything they are capable of buying.
Let’s say you buy a freehold bar and after some time decide you no longer fancy working in the bar, you can then:
Rent the premises by selling the business (and charging a leasehold-traspaso for the license, machinery and business).
Rent the premises to a manager (keeping ownership of the license and machinery).
Perform a sale and leaseback (whereby you sell your premises but make an arrangement to rent it back for a good rent for a number of years).
Or sell off both the premises and the business to a new business owner.
Advantages:
Property normally appreciates in value over time and so would show on your balance sheet as an increasing fixed asset. When you sell, you may make a considerable capital gain.
Disadvantage:
Freehold property is usually more expensive than leasehold to buy. If you have ample funds to buy a freehold business, you would be better off investing all those funds into a better leasehold business than to tie a substantial part of your capital in the freehold of the property.
Leasehold businesses
In Spain a leasehold is called a “traspaso“. The leasehold sum is the amount of money paid to the exisiting tenant (business owner), to take over the business. The new owner will then take on the right to re-sell the business whenever he or she desires. In a leasehold operation, the owner of the premises is entitled to a percentage of the traspaso (leasehold paid), this can be from 10% to as high as 25% – different on a case by case basis. Understandably, given that you are not buying property a leasehold business is much cheaper than freehold and more accessible to most investors.
Advantages:
Leasehold property is usually much cheaper to buy. 2 months deposit and a traspaso payment can get you a business (some owners require an aval – bank guarantee). For the price of one freehold you could buy several leasehold businesses. Including a purchasing option in the rent agreement could allow you to secure owning the property in the future.
Disadvantage:
You can only change the use of the building or make alterations, perhaps even decorate, with the prior approval of the leaseholder so operating in a leasehold property can be far more restrictive. Leasehold property is actually written off in the balance sheet over the life of the lease and so shows on the balance sheet as a ‘depreciating asset’. You do not own the “bricks and mortar”.
Generally speaking, both freehold and leasehold premises are viable options and will depend on both the personal situation of a business investor and the market they are looking at.

Tax Haven Andorra Has Record Real Estate Price Rise 2006
Andorra, the tiny independent country in the Pyrenees, saw her property prices rise in value by 19.3 per cent last year, and a local travel guide suggests that another rise in prices is likely in the year ahead.
Best known for her ski resorts, Andorra attracts nearly ten million tourists a year, but it’s not just the holiday makers who are falling in love with the country and buying second homes that is fuelling the price rises, the guide says.
‘Quite a few tourists do like Andorra enough to buy a ski apartment, and there is an active local market too. But what really pushes the prices up is that there’s a third stream of buyers, people from around the world who want to take residency and benefit from Andorra’s tax haven status.’
Property currently for sale in Andorra include one bedroom apartments at 210,000 Euros, two bedroom apartments in Soldeu, the main skiing area of Andorra, at 272,000 Euros and 280,000 Euros in another ski village Arinsal, and three bedroom apartments in the capital Andorra la Vella at 333,000 Euros. Houses start from around 900,000 Euros.
Andorra property specialists have also noticed an increase in buyers recently, and comment that a large part of the increase in buyers is the increased attention from potential overseas property buyers in the UK.
‘The number of buyers from the UK has increased quite noticeably over the last couple of years’, they say, ‘With many quoting higher taxes in the UK as their reason for moving to Andorra. Most seemed convinced that the tax take from their earnings will rise more in the years ahead, and are planning for retirement and selling their businesses now’.
The companies also comment that historically tax havens have been popular no matter how the economy is. When someone buys a property in Monaco it often doesn’t matter to them if it’s a few hundred thousand Euros as they’re going to save more than that in tax during the time they are resident in Andorra.
More Property Price Increases
Demand for property in Andorra for the year ahead is every bit as high as in the past, with many potential buyers already having planned visits.
Surprisingly perhaps for a tax haven, mortgages for a property are as available as many European countries, with rates around the same level. Up to eighty per cent of a property’s value is often agreed by the banks in Andorra.
Buying a property in Andorra is often seen as a route to residency, which entitles people to live in Andorra and benefit from her tax haven status.
To obtain residency in Andorra, applications need to be submitted in Catalan. A notarised copy of the applicants passport, birth certificate and a certificate of good conduct from the home country are submitted at the same time. Residency normally takes between three and six months to be approved.
Once residency is granted, residents are supposed to spend six months a year in Andorra, but this isn’t policed.
One of the drawbacks for those looking to become a resident in a tax haven when considering Andorra has been that the country has no airport of its own, and is unlikely to have ine future given that it is located in the Pyrenees. The nearest airports are Barcelona and Toulouse.
Recent improvements in the road from Barcelona to Andorra though have cut the travelling time by some thirty minutes to two hours fifteen minutes.
‘Given the tax advantages Andorra has’, note a travel guide, ‘A two and a quarter hour trip to the nearest international airport could be viewed as a small price to pay for those who will be saving substantial amounts of money in tax. Especially when you consider that their properties could be rising in value quite significantly in the years to come.’

It was essential period in which young Mies developed his professional skills with local architects in Aachen. In 1905 he moved to Berlin, where he starts his next level of education with cabinet maker, Bruno Paul. It granted him knowledge about sensitivity of materials, how to structure and proportion. Two years later he left Bruno to execute his fist commission, Riehl House. Between 1908 and 1911 he worked for Peter Behrens, the most important and influential architect of this time in Europe, artistic supervisor to the AEG and co-leader of ‘Werkbung’, German Work Federation founded in 1907, focused industrialist, artist and art lovers. Both, Behrens and German, leading 19th Century, neo-classical architect K.F Schinkel were the most influential for Mies.

Additionally, he developed his reputation as furniture designer.

In American period of his live Mies Van der Rohe developed his ideas of ‘skin and bond’ architecture and solidified his international position as modern architect which set up new architectural order for the next generations. Because of Nazi domination in Germany in 1930’s, as a consequence of which the Bauhaus was closed, in 1937/38 he finally moved to Chicago as Director of Architecture at Armour Institute, later the Illinois Institute of technology where he was general architect between 1939 and 1956, designed series of building for new campus. His other works were mainly commercial buildings such as apartments, offices, halls or theatres. Most of them designed as steel structures, covered by glass, underlined by simple forms, spatiality, and transparency with poetry.
He was awarded The Royal Institute of British Architects(RIBA) Gold medal in 1956 and next later The American Institute Of Architects(AIA) also Gold Medal, but the most important thing is that his legacy included many beautiful buildings, simplicity and freedom of creation, intelligent attitude for modern technology and endless inspiration for next generation of the architects.

Monaco Overpriced Claim Disputed
A well respected US magazine recently claimed Monaco has the most overpriced real estate in the world, claiming the rental returns as part of their figures meant the tax haven’s property costs were unduly high.
In response a Monaco internet site says the American magazine are wrong, and have forgotten why Monaco’s property prices are high in the first place.
‘The error they made was comparing Monaco with places like Rome, Warsaw, Los Angeles and Vancouver, and they also overestimated closing costs. While admittedly high in Monaco at around 11 per cent, it’s not common to be 20 per cent that their research was based on.’
The comparison of 50 financial centres assumed the property was not a main residence and looked at rental returns – another error when calculating Monaco’s property prices according to the Monaco internet guide.
‘By law in Monaco rentals are a minimum of one year, so it’s obvious that rental returns are going to be less than places where weekly and six monthly rentals are possible. To gain residency in Monaco via renting the residency office needs evidence of a twelve month contract, so Monaco is in a unique position when compared to other leading financial centres.’
‘There is a shortage of available property in Monaco and high demand that shows no sign of slowing down – given all these factors we just think the US magazine’s analysis of the Monaco real estate scene has been done without taking local factors into consideration.’
Typical property prices in Monaco at the moment include a second floor studio apartment at 1,100,000 Euros, a one bedroom apartment in Monte Carlo at 2,150,000 Euros, and a three bedroom two bathroom apartment at 5,500,000 Euros.
As well as buying a property, to gain residency in Monaco a bank account needs to be opened in the Principality, with account opening deposits varying between 100,000 and 500,000 Euros.
One thing that could put the brake on the number of Brits looking to move to Monaco was announced after the magazine’s claims about Monaco real estate prices were published.
The amount of time British tax exiles can spend in their home country is being limited by the British government, and it could impact the British economy, claim a company who specialise in tax haven property and residency.
Up until now a British taxpayer could avoid paying income tax by taking residency in a tax haven such as Andorra or Monaco, and be allowed to spend 90 days a year in Britain before falling foul of the Iland Revenue. Importantly both the day of arrival and departure into the UK didn’t count as a day.
So technically, a tax exile living in Andorra could drive to Barcelona airport for a 7am flight to London, and given the hour’s time difference between Spain and the UK, be comfortably in an office working by lunchtime.
Equally, the same tax exile could leave the London office at 6pm Friday for Barcelona en route to Andorra – and importantly those five days in the UK would count only as three of their ninety day allowance as the day travelling to and from the UK aren’t counted. Which allowed business men and women to commute from the tax havens of Andorra and Monaco thirty weeks a year. Some would do Monday to Thursday and could do that virtually all year and still stay on the right side of the British tax man.
